By far and away the biggest challenge with this project was management of the works within a live 5* hotel environment. The hotel's brief was that the works were not to cause any disruption to their guests. This was so important to the client that works were ceased each and every time a guest made a complaint, no matter how trivial. Disruption was of course kept to an absolute minimum by completely segregating the works from the public and scheduling any potentially disruptive activities with the hotel staff, however regardless of the highly controlled delivery the works were stopped on numerous occasions in order to keep the guests happy at all times. Other challenges including management of logistics within a live hotel located opposite London's Hyde Park. Segregated access routes were established and all vehicluar and personnel movements were made out of hours. In addition, site personnel were required to arrive and leave site in clean smart clothing to further uphold the hotel's image.

The Capital Suite is a business suite aimed at diplomatic and high-end business clients. The two suites offer extensive accommodation suitable for them and their team or their family whilst staying in the city. The interconnecting suite of business rooms has its own dedicated entrace and guest bathroom meaning that guests using the suite can hold business meetings in a luxurious and private location whilst keeping their adjacent accommodation private. The Capital Suite has been a huge success for IHG and in fact was used by British Priminister, Teresa May to meet with MEP's during her initial round of Brexit negotiations. Ella Canta is the first restaurant to be launched in the UK by world renound Mexican chef Marta Ortiz and is based in the ground floor of the Intercontintal Hotel. Stand-out features within the restaurant include the end grain timber flooring in the main restaurant and a bespoke 40 foot walnut joinery feature which runs the length of the restaurant. The specificed Portuguese supplier of this timber screen quoted a long lead time that would have delayed our programme so Phelan sourced a bespoke product from our supply chain in order to complete the project on time.
