What did the project involve?

To date Phelan has carried out 9 Holiday Inn Refurbishment projects totalling £6m. The scope of works for each project varied from sample bedrooms & open lobbies to Academy meeting rooms to full hotel refurbishments. Locations we have worked at include Southampton, Reading, Bexley Heath, Gatwick, Eastleigh, Leicester and Stevenage.

The largest of these was Reading where we carried out a £2.7m refurbishment including 202 bedrooms, corridors, all front and back of house areas as well as some backlog maintenance work. All of these projects involved refurbishing areas of the hotels in order to bring them in line with the latest Holiday Inn brand standards and specifications as set by IHG. The one similarity between all 9 projects was the requirement for phasing the works within a live hotel environments so that the hotels could remain open and trading in order to preserve the clients revenue and uphold customer service for guests.

What challenges did the project team face?

The primary challenge faced when delivering these projects was keeping the hotels fully operational throughout the works whilst also minising any disruption to guests. The key to successfully managing these works was up front planning with the client, the professional team and the hotel management staff to ensure that safe and effective access routes for staff, guests and Phelan were established. Arrangements and timings for deliveries were all agreed in advance and regularly updated and communicated by our site team and noisy works were coordinated around the hotel's events schedule and check in/out times to ensure these were carried out at the least disruptive times. During the works we updated the hotel staff daily on our progress and the upcoming works so that the plan could be adjusted as required. At the end each day the site team always ensured that the site was left secure, safe and tidy.


What stand-out features did the project boast?

All of the 9 sites were of course different and presented their own individual challenges, but one stand out feature of the work that Phelan carried out was our ability to deliver a high-quality and consistencey across all 9 sites. Although not a stand out feature one of the most challenging aspects of the project in reading was the replacement of some of the existing building services whilst the hotel remained in operation. This required careful planning to ensure that the relevant areas of the hotel were isolated effectively prior to works taking place. As with any branded hotel project a critical factor for the client is that the finished product meets with brand standards. Phelan were so successful at delivering these projects at speed (Reading was completed in 22 weeks) whilst also meeting the quality and brand standards that a number of the projects described were negotiated directly with Phelan.
